Baldrich

Hato Rey Norte · San Juan, Puerto Rico

Baldrich is an established residential community in Hato Rey Norte, San Juan. Official Puerto Rico property records identify 603 records inside its reconciled boundary, which follows official parcel edges and includes the internal street grid. Archived property records document homes built from 1950 through at least 1970. Baldrich remains one report because public records consistently treat its gated and open streets as one community under the Baldrich residents association. Access is mixed: part of the neighborhood has controlled entry while the rest remains open. Current association fees remain unverified.

Questions about this report

How often is this neighborhood report updated?+

This report is updated regularly from official Puerto Rico property records. Changes publish after each update is reviewed and approved.

Is the mapped outline an official subdivision boundary?+

The current outline is verified against an official recorded source, and Bidicua rechecks it whenever new official records appear.

Why are some neighborhood facts pending?+

Development dates, amenities, access rules, and the official barrio require reliable source documents. Pending labels prevent unverified marketing claims from becoming published facts.

Why do some properties show no recorded transaction?+

Public property records may omit a transaction amount or date for some properties. Bidicua preserves those records as unavailable instead of assuming that a sale occurred.

Why is lot area unavailable for a few properties?+

Bidicua converts positive recorded deed-area values from square meters to square feet. A missing, zero, or otherwise unusable source value remains unavailable.

Where is Baldrich in San Juan?+

Baldrich is in the Hato Rey Norte barrio. The Puerto Rico State Elections Commission also places Juan José Osuna School on Calle Tous Soto inside the community.

Why is only part of Baldrich gated?+

The residents association petitioned for access control, and San Juan Municipal Resolution 67 authorized a partial system on November 1, 2002. The main entrance was initially authorized for nights and weekends while road work at the PR-1 and Domenech intersection remained pending. The resolution describes traffic and access requirements and does not identify a specific crime event as the cause. A 2024 public allocation for access control in Baldrich's west portion shows that later work was still being handled by section within the same community.

Should gated and open Baldrich be separate reports?+

No. Property, court, municipal, and residents-association records consistently identify one Baldrich community. The gates change access on some streets, but the reviewed evidence does not establish a separately named subdivision or independent neighborhood boundary.

How old are homes in Baldrich?+

Archived property records identify homes built in 1950 and 1959, followed by examples from 1960, 1968, and 1970. The report uses 1950 as an estimated development start.
