Guaynabo · Frailes · Luis Muñoz Rivera

This is a foreclosure action brought by the Secretary of Housing and Urban Development to collect on a defaulted mortgage loan secured by a residential lot in Guaynabo. The estate of Juan Miguel Olivo Montanez is the defendant. The balance owed includes $140,910.65 in principal, $311,389.42 in accrued interest as of January 24, 2024 (continuing at 7.125% annually), $25,998.06 in mortgage insurance premiums, $5,730.00 in service fees, plus 10% of the original note for attorney fees and costs. The notice warns that prior and preferred liens, including up to five years of delinquent property taxes, will survive the sale and become the buyer's responsibility. The property is described as a vacant lot, not an improved dwelling. Investors should verify title status, tax arrears, access, zoning, and any development restrictions before bidding.
