Colinas Verdes is a residential urbanización in the Sabana Llana Sur barrio of San Juan, Puerto Rico, about seven kilometres south-east of the city centre and reached from Carretera 849. Laid out on a hillside above the Santo Domingo sector and built out from the mid-1970s, it comprises 247 recorded properties across 245 parcels on a grid of numbered streets, with lettered blocks running from A through H. It is a gated community, and a community open space at the south-western edge holds the neighbourhood park and basketball court. The Puerto Rico State Elections Commission records the community and its later extension as a single unit, Urbanización y Extensión Colinas Verdes, in electoral unit 16 of the barrio, and this report covers both together. Colinas Verdes adjoins Urbanización La Vista to the east and the Barriada and Caserío Santo Domingo to the west; an unrelated community of the same name lies about 100 kilometres away in San Sebastián.

This report is updated regularly from official Puerto Rico property records. Changes publish after each update is reviewed and approved.
The current outline is verified against an official recorded source, and Bidicua rechecks it whenever new official records appear.
Development dates, amenities, access rules, and the official barrio require reliable source documents. Pending labels prevent unverified marketing claims from becoming published facts.
Public property records may omit a transaction amount or date for some properties. Bidicua preserves those records as unavailable instead of assuming that a sale occurred.
Bidicua converts positive recorded deed-area values from square meters to square feet. A missing, zero, or otherwise unusable source value remains unavailable.
It is in the Sabana Llana Sur barrio of San Juan, off Carretera 849. The Elections Commission sector list for Precinct 003 San Juan places it in electoral unit 16.
Yes. The Elections Commission records the urbanization and its extension as a single community, and the property records agree: the extension lots share cadastral blocks with the original lots rather than occupying their own, and both use the same numbered streets. Separating them would cut unreviewed notches out of blocks the community occupies.
No. A separate community of the same name sits about 100 kilometers west in San Sebastián, and a few scattered records elsewhere reuse the name. This report covers only the San Juan community, and none of those other records is near it.
Yes. A community open space at the south-western edge of the urbanization holds the neighbourhood park and basketball court, and it is inside the report boundary. The parcel carries no address of its own in the property records, so it is included by its official parcel identifier.
Transfers retained on current reviewed parcels begin in 1974. The report uses 1974 as a working estimate for the development era, not as an official subdivision-creation date.
