Caparra Hills is a residential urbanización in the Pueblo Viejo barrio of Guaynabo, Puerto Rico, on the hillside immediately above the San Patricio commercial district and about nine kilometres west of central San Juan. Developed from around 1970, it comprises 109 recorded properties across 109 parcels on streets named for native trees — among them Tamarindo, Eucalipto, Cedro, Nogal, Acacia, Ébano, Húcare, Bucaré and Yagrumo — with lettered blocks running from A through K. Lots are large for the area, with a median around 739 square metres, and a community park occupies the southern edge. The Puerto Rico State Elections Commission lists the urbanización in electoral unit 5 of the barrio, separately from Condominio Caparra Hills Tower and Condominio Caparra Hills Village, which are not part of this report. Neither is the Avenida Tabonuco and Calle Ortegón retail frontage, including Galería San Patricio: those parcels carry the Caparra Hills name in the property records but are commercial rather than community lots. Caparra Hills adjoins Alturas de San Patricio to the south.

This report is updated regularly from official Puerto Rico property records. Changes publish after each update is reviewed and approved.
The current outline is verified against an official recorded source, and Bidicua rechecks it whenever new official records appear.
Development dates, amenities, access rules, and the official barrio require reliable source documents. Pending labels prevent unverified marketing claims from becoming published facts.
Public property records may omit a transaction amount or date for some properties. Bidicua preserves those records as unavailable instead of assuming that a sale occurred.
Bidicua converts positive recorded deed-area values from square meters to square feet. A missing, zero, or otherwise unusable source value remains unavailable.
It is in the Pueblo Viejo barrio of Guaynabo, on the hillside above the San Patricio corridor. The Elections Commission sector list for Precinct 007 Guaynabo places it in electoral unit 5.
No. Condominio Caparra Hills Tower and Condominio Caparra Hills Village are recorded as separate communities and the Elections Commission lists them separately. This report covers the urbanization's house lots only.
No. The retail and office frontage along Avenida Tabonuco and Calle Ortegón, including Galería San Patricio, carries the Caparra Hills name in the property records but is commercial rather than community property. Those parcels were removed from the report in September 2026; the official tax records separate them cleanly, because each lacks the owner-occupied exemption that every retained home carries.
Yes. A community park occupies the southern edge of the urbanization and is inside the report boundary.
Transfers retained on current reviewed parcels begin in 1970 and 1971. The report uses 1970 as a working estimate for the development era, not as an official subdivision-creation date.
