Media Luna and the surrounding Quebrada Fajardo land stay outside, and so do two undeveloped tracts that the community wraps around. Questions about this report

How often is this neighborhood report updated?+

This report is updated regularly from official Puerto Rico property records. Changes publish after each update is reviewed and approved.

Is the mapped outline an official subdivision boundary?+

The current outline is verified against an official recorded source, and Bidicua rechecks it whenever new official records appear.

Why are some neighborhood facts pending?+

Development dates, amenities, access rules, and the official barrio require reliable source documents. Pending labels prevent unverified marketing claims from becoming published facts.

Why do some properties show no recorded transaction?+

Public property records may omit a transaction amount or date for some properties. Bidicua preserves those records as unavailable instead of assuming that a sale occurred.

Why is lot area unavailable for a few properties?+

Bidicua converts positive recorded deed-area values from square meters to square feet. A missing, zero, or otherwise unusable source value remains unavailable.

Where is Monte Brisas in Fajardo?+

Monte Brisas is in the Quebrada Fajardo barrio of Fajardo, beside Avenida Conquistador. The Puerto Rico State Elections Commission sector breakdown for Precinct 099 Fajardo places the whole community in this barrio across electoral units 1 and 9, and the two schools that serve as polling places for those units carry addresses inside the community itself.

Which Monte Brisas phases does this report cover?+

All of them. The official sector list names Urbanización Monte Brisas, Ext. Monte Brisas II, Ext. Monte Brisas III, Ext. Monte Brisas IV (Alturas de Monte Brisas), Ext. Monte Brisas V and Jardines Monte Brisas under the same barrio, and the recorded parcels form one continuous street grid with no separation wider than a roadway between the phases. The report keeps them as a single community.

Why does Urbanización Quintas de Fajardo stay outside Monte Brisas?+

The official sector list gives Ext. Monte Brisas V the alternate name Quintas de Monte Brisas, which is easy to confuse with Urbanización Quintas de Fajardo about 120 meters to the southwest. Quintas de Fajardo is a separate urbanization with its own recorded blocks and its own name in property records, so it stays outside this report.

Does the Monte Brisas outline include the internal streets?+

Yes. The report covers 2,058 recorded parcels together with the internal streets and circulation strips that serve them. Avenida Conquistador and Avenida General Valero border the community rather than run through it, so they stay outside as exterior road edges, and two undeveloped tracts inside the community remain outside as openings in the outline.

When was Monte Brisas developed?+

Transfers retained on current parcels start with one in 1956 and resume in 1970, 1971 and 1972, then rise to 10 in the 1970s, 31 in the 1980s and 225 in the 1990s. The report uses 1970 as a working estimate for the start of residential development and not as an official subdivision date.
