South of Avenida Las Cumbres, Quintas Reales is a community with controlled access and a residential street grid in Santa Rosa, Guaynabo. Streets named for British royalty include Reina Victoria, Reina Isabel I, Príncipe de Gales and Princesa Margarita. Initial development dates to around 1990, with individual homes built in the early part of that decade. The eastern recreation grounds combine landscaped open space, a clubhouse and courts. Villas Reales borders the community to the west, while Mansiones Reales lies farther east along the same Las Cumbres corridor.

This report is updated regularly from official Puerto Rico property records. Changes publish after each update is reviewed and approved.
The current outline is verified against an official recorded source, and Bidicua rechecks it whenever new official records appear.
Development dates, amenities, access rules, and the official barrio require reliable source documents. Pending labels prevent unverified marketing claims from becoming published facts.
Public property records may omit a transaction amount or date for some properties. Bidicua preserves those records as unavailable instead of assuming that a sale occurred.
Bidicua converts positive recorded deed-area values from square meters to square feet. A missing, zero, or otherwise unusable source value remains unavailable.
They are separate neighboring developments in Santa Rosa, Guaynabo. Quintas Reales has streets such as Reina Victoria, Reina Isabel I and Príncipe de Gales; Villas Reales has its own street grid to the west.
The eastern recreation grounds have open space, a clubhouse, playground and sports courts. A sold-home advertisement for T-3 Calle Princesa Ana reports $105 monthly HOA. This is a home-specific example. A private pool advertised at a house does not establish a shared community pool.
An initial build-out around 1990 is estimated from an ordinary retained home transfer in October 1990, four in 1991 and matched homes advertising 1992. The 1988 municipal common-land deed does not date completed houses. Later home dates and improvements vary; retained latest transfers are not a complete first-sale history.
